I’m used to asking others what they want.

It might be “How many bedrooms, how many bathrooms, how many vehicles must fit in the garage?”

Or, “How many of your staff will work from this office, what location suits you best, what work style suits your employees, your management philosophy?”

Or, “What are the ingredients in this school facility that will best contribute to student achievement, what supports them to be successful?”

Over a long career, my negotiation skills are built on best practices, but that’s not why clients choose me, like my contemporaries, market knowledge accumulates, and customers/clients don’t need to hear a speech full of bragging from me; they want to work with someone who asks the right questions and then listens for the answers.
